01 The Opportunity

Cushman & Wakefield Core were appointed to manage a city-wide mainland search for a serviced office accommodating 15 desks. Nomia had a clear preference for a location near Arabian Ranches, aligning with the residential base of the majority of their employees.

02 The Solution

We successfully secured a 2-year customized office solution for the client within Floworks, Dubai Hills—the only flexible office provider in the area. At the early stages of leasing their floor, Floworks offered a wide selection of units, allowing the client to meet their immediate headcount requirements with flexibility for future expansion. A combination of eight adjacent units was tailored to include a CEO cabin, two manager cabins, an 8-person boardroom, an open workspace with eight workstations, and a lounge area that can be converted into an additional 4–6 workstations as needed.

03 The Approach

Given the highly competitive serviced office market—where most Grade A providers were operating at full occupancy—a comprehensive market search was essential to identify available options and benchmark pricing across the city.
